Do I need planning permission for my extension?

In the UK, permitted development rights allow householders to make alterations and extensions to their properties without the need to go through a full planning application. The allowable size of the extension is dependent on the property being extended. For a detached house the extension can extend 4m from the rear of the property and for semi-detached and detached houses it can extend 3m from the rear of the property.If applying for prior approval this can be increased to 8 and 6m respectively.

Do bear in mind that the above is a guideline only and an over-simplification of the rules. There are a number of requirements that have to be met to qualify for permitted development rights and if the criteria are not met then a full planning application has to be made. Do I need an architect for a small extension?

Whilst there is no legal requirement to use an architect to produce and submit planning applications and drawings, appointing an architect should be considered. Their main focus is on the aesthetic and spatial awareness of the property therefore it is recommended to involve an architect for more complex projects. They can produce concepts which can be developed into detailed drawings and ensure that the project will be designed to the latest building regulation requirements.
